While both fractional ownership and timeshares involve shared use of a property, fractional ownership typically involves a deeded ownership interest in the property, while timeshares often involve a right to use the property for a specified time without equity.
You will receive a sales purchase agreement (SPA), and your property will be officially registered in Dubai Land Department (DLD). Upon building completion, you will receive a title deed with indication of your share under your name. Each property share will be determined according to the title deed, and the information can be accessed on the official application of DLD, i.e., Dubai Rest.
AYS Developers will be managing your property for the period of 5 years, securing an 8% guaranteed gross rental return*. A contract between AYS Developers and the buyer will be made stating AYS Developers will manage your property post-building handover.
There are multiple options to choose from:

3. AYS Developers will offer to buy back* (T&C applied)
AYS Developers will be providing quarterly reports and statements of accounts. Once the AYS application is launched, there will be a section to log in and monitor your property performance.
Service charges will be borne by the property management company, and as per the agreement between the buyer and AYS Developers, AYS will be settling it on behalf of the owner as per the rental management contract* and conditions stipulated in it.
